How do you find and screen tenants?

We list your property on major rental platforms and conduct thorough screening, including background checks, credit history, employment verification, and previous landlord references.

How do you handle maintenance requests?

Tenants can submit maintenance requests online or by phone. We coordinate with trusted local contractors and keep you informed throughout the process. Emergency issues are handled 24/7.

How and when do I get paid?

Rental income is collected and disbursed to you monthly via direct deposit, along with a detailed financial statement.

Can I be involved in choosing the tenant?

Yes, you can choose your level of involvement. Some owners prefer to approve tenants we pre-screen, while others trust us to manage the process entirely.

What if a tenant stops paying rent?

We follow Ontario’s Landlord and Tenant Board (LTB) process, which may include issuing legal notices and pursuing eviction if necessary. We handle communications and legal filings on your behalf.

How do I apply for a rental property?

Simply click on the property listing and complete the online rental application form. You’ll need ID, proof of income, and references.

Is there an application fee?

No, we do not charge an application fee, but we do require full documentation for background screening.

How is rent paid each month?

Rent can be paid online through our secure tenant portal, by e-transfer, or other approved methods. Automatic payments are also available.

What’s included in the rent?

It depends on the unit. Each listing specifies what’s included (e.g., water, heat, parking). Tenants are responsible for any utilities not included.

How do I request repairs or maintenance?

Log in to your tenant portal or call our office to submit a maintenance request. For urgent issues, we offer 24/7 emergency service.

What if I need to break my lease early?

Please contact us immediately. In most cases, tenants are responsible for rent until the end of the lease or until a replacement is found. We can assist in finding a subtenant.
